Young Workers Can Apply for a 40-Year Mortgage, Here is the BSN Bank Scheme

REPUBLIKA.CO.ID, JAKARTA -- Young workers now have the option of home financing with a down payment (DP) starting at 1 percent and a term of up to 40 years. This Home Ownership Credit (KPR) scheme has become one of the alternatives amid rising property prices, limited down payment funds, and the purchasing power challenges faced by the younger generation.

PT Bank Syariah Nasional (Bank BSN) offers this facility through a subsidized mortgage scheme with a Housing Finance Liquidity Facility (FLPP). In addition to a down payment starting at 1 percent, this financing provides a fixed margin of 5 percent for landed houses and 6 percent for apartments throughout the financing period.

Bank BSN's Consumer Banking Director Mochamad Yut Penta stated that first-time home ownership still poses a challenge for young workers. The increase in property prices that does not correspond with income growth makes financial planning an important factor before purchasing a home.

"Being young is actually an advantage in property financing planning because it allows for longer terms. The first home does not have to be the final dream home. Young workers can adopt the concept of a starter home or start with a house that fits their current financial capacity," said Yut Penta in a press release on Tuesday (20/10/2026).

Through the FLPP scheme, Bank BSN also provides a subsidy of up to IDR 4 million for the purchase of landed houses. This facility is aimed at prospective buyers who meet the subsidized housing financing requirements.

Meanwhile, for the non-subsidized segment, Bank BSN offers mortgages with a margin starting at 3.65 percent, which remains fixed during the first year. This product has staggered installment options and terms of up to 30 years, with financing objects including both landed houses and apartments.

These scheme differences provide options for prospective buyers based on their needs and financial capabilities. However, the initially low margins on non-subsidized mortgages should be considered alongside the financing provisions once the fixed margin period ends.

Yut Penta emphasizes that easy access to mortgages must be accompanied by the financial readiness of prospective customers. One main consideration is the debt-to-income ratio so that installment payments do not disrupt daily living needs.

In addition to the amount of monthly installments, young workers need to manage consumer debt carefully, including online loans and paylater services. Unmanaged payment obligations can affect the credit history of prospective debtors in the Financial Information Service System (SLIK).

"A good payment history plays an important role in facilitating mortgage financing approval," Yut Penta stated.

On the business side, housing financing remains one of Bank BSN's primary portfolios. As of September 30, 2026, the total mortgage financing of the company reached IDR 58.9 trillion, consisting of IDR 39.7 trillion in subsidized mortgages and IDR 19.2 trillion in non-subsidized mortgages.

With this composition, subsidized mortgages contribute about 67.4 percent of the total housing financing portfolio of Bank BSN. Meanwhile, non-subsidized mortgages account for approximately 32.6 percent.

Bank BSN also reports a market share of about 24.8 percent in the distribution of national subsidized FLPP mortgages. The company cites its position as the second largest sharia bank in Indonesia based on total assets.

Developing mortgage products with long terms is one of Bank BSN's strategies to reach young workers planning to purchase their first home. The company offers both subsidized and non-subsidized financing options with varying characteristics in terms of margin, down payment, and duration according to the prospective customers' needs.
